Times have changed in real estate and time demands are greater than ever. No one agent can be everywhere at the same time. Let's suppose an agent has a relocation buyer in town. For 4 to 7 days they have to be with just that one buyer showing them homes, a dream scenario for the agent, but not so for you. The agent will be unavailable to show your home, unavailable to get feedback on showings, and unavailable to negotiate contracts or inspection reports, and so on. Now, imagine this agent has mulitple properties listed and multiple buyers to work with. You can see how easily a single agent can become overwhelmed very easily resulting in things falling through the cracks and service slipping. One things for sure in this tough economy. REALTOR's, like everyone else, are not passing up even the remotest possiblity to earn income. Real estate is a very time intensive business with dozens of tasks that need to be accomplished simulataneously. REALTOR's are independent contractors for real estate brokerages, which means they are independent business owners responsible for the dizzying array of tasks and responsibilities that come along with business ownership. Many agents have great people skills, or are very good at transaction management, but few are great at handling all the aspects of managing their real estate business: marketing, administration, technology, escrow, transaction management, customer service for sellers, customers service for buyers, handling contracts, inpections, and vendors, and the myriad of other small tasks that need to be accomplished every day just to stay in business.
